Frameless glass office partitions in a Melbourne commercial fitout

Office Partitions in Melbourne: Costs, Acoustics and What Fitouts Get Wrong

Installed pricing, speech privacy, AS 1288, and how we run jobs from Footscray across 28+ suburbs.

How much do office partitions cost in Melbourne?

Use installed per-square-metre rates, not panel-only catalogue prices. Hardware, doors, manifestation film, after-hours labour and floor/ceiling channels move the number more than glass colour does.

    SystemTypical installed rateBest forAcoustic reality
Framed aluminium + 10mm toughenedAU$350-$680 / sqmOpen plan, corridors, budget fitoutsAbout 30-33 dB. Not a boardroom spec.
Frameless 12mm toughenedAU$630-$1,000 / sqmPremium reception, showroomsVisually quiet, acoustically similar to framed single pane.
Laminated acoustic 10.38-12.76mmAU$750-$1,200 / sqmManager offices, consult roomsAbout 35-40 dB with seals. The forum fix for 'we can hear everything'.
Double-glazed partitionAU$900-$1,400 / sqmCall centres, legal, medicalBest Rw when frames and doors are specified as a system.

A worked example: a 3.2m x 3.8m framed office with one door is about 12 sqm of glass plus 3.2m of door leaf. At $500/sqm that is $6,000 glass and install, plus $1,200-$2,000 for a matching door, lock and drop seal. CBD after-hours can add 15-25%.

What people actually ask on forums

Threads on Whirlpool renovation boards and r/AusRenovation (and commercial fitout groups) cluster around the same five complaints. We quote against those, not against brochure photography.

    1. "We can still hear the meeting." Single 10mm glass with a 10mm gap at the head transmits speech. Fix: laminated acoustic glass, continuous head channel, door with drop seal, and do not stop the wall 100mm short of the ceiling.
    2. "Someone walked into the glass." Missing manifestation. AS 1288 clause 5.19 requires a contrasting band 700-1,200mm above FFL.
    3. "The panels rattle / look unsafe." Wrong thickness for height, or two-edge support using toughened glass that AS 1288:2021 no longer allows. See our AS 1288 thickness guide.
    4. "Quote was $X/sqm then doubled." Phone quotes skip doors, film, after-hours, structural nibs and existing ceiling grid clashes. We only price after a Footscray-based site measure.
    5. "Can we DIY IKEA-style dividers?" Freestanding screens are fine for a 6-month sublet. They fail fire, acoustic and professional presentation tests in a real tenancy. If the lease requires a make-good, demountable framed systems beat plaster.

How we service Melbourne suburbs from Footscray

Local Glazier Melb fabricates and dispatches from 1 McNab Avenue, Footscray VIC 3011, inside a 50km service radius. Lead time is typically site measure, then 10-15 business days fabrication, then 1-3 days install depending on panel count.

    • CBD, Docklands, Southbank, South Yarra: after-hours and weekend installs, hoist/lift bookings, loading-dock slots. Heritage-looking facades still need NCC-compliant manifestation inside.
    • Richmond, Cremorne, Collingwood: warehouse conversions with 3.5-5m ceilings. Full-height frameless often needs 12mm or laminated, not 10mm. Ask us to check deflection before you sign the fitout drawing.
    • Toorak, South Yarra professional suites: switchable glass and frosted film for consulting rooms. Quiet hardware, not just pretty glass.
    • Doncaster, Glen Waverley, Balwyn: suburban medical and accounting suites. Acoustic laminated glass is the usual spec because parking-lot noise and waiting rooms sit next to consult rooms.
    • Footscray, Maribyrnong, Yarraville, Seddon: shortest lead from the workshop. Good for staged tenancies that need a first meeting room this month.

Safety glass, fire and the NCC

Interior partitions in human-impact zones need Grade A safety glass (toughened or laminated) under AS 1288. Doors and sidelights within 300mm of a door are always safety glass. Full-height walls within 1m of FFL are treated as impact glazing for the whole pane.

Fire-rated glass is a different product. If your building surveyor marks a wall as an occupancy separation, standard 12mm toughened will not pass. We will not substitute it. Flag fire drawings at the first site visit.

    How to choose without overspecifying

If you only remember one rule: match glass to the conversation you need to hide. Reception and corridors can be 10mm framed. Manager offices need laminated acoustic plus a real door. Boardrooms need a system (glass + seals + ceiling) not a pretty panel.
